About Zayed City
Zayed City: location and landmarks
Zayed City is a distinct area of Abu Dhabi. It should not be confused with Madinat Zayed in Al Gharbia: these are different locations, so check the location of each address when searching for property, schools or routes.
E20 is a key transport reference point. An interchange over the highway connects Zayed City with Khalifa City; it reopened in August 2026. This connection is relevant when assessing a particular home's location, but does not establish daily journey times on its own.
Transport: existing connections and future plans
A substantial stretch of E20 has been widened to five lanes in each direction. This widening applies to the highway, not to every street in Zayed City. When choosing a property, assess access to the home and the route to the relevant highway exit separately.
A new interchange and additional lanes on the eastern section of E20 are scheduled to open in Q1 2027. Another project is Mid-Island Parkway, with Zayed City set to be one of its endpoints. Completion of the first phase is planned for 2027; this does not mean the entire transport corridor will be ready.
Buyers should distinguish between roads already in use and future connections. Planned infrastructure can inform comparisons between addresses, but should not replace checks on the routes available today.
Schools and everyday amenities
Three schools opened in Zayed City in September 2024, with a combined capacity of 5,360 pupils from the 2024–2025 academic year. The school project covers education from kindergarten to Grade 12.
For families, this is a tangible factor when choosing where to live. However, having schools in the area does not guarantee admission: entry requirements and available places should be checked separately. Likewise, check shops, healthcare services and places to walk in relation to the chosen home, rather than assuming the same level of provision across the area.
How to choose a property
It makes sense to assess Zayed City through a specific property rather than a broad promise of development. Before buying or renting, check:
- the housing type, building specifications and actual completion status;
- access to the home and connections to E20;
- school locations and admission requirements;
- everyday services available nearby.
For completed homes, focus on infrastructure that can be used now. When considering a property under construction, assess the property's delivery timeline separately from roadworks: these involve different commitments and stages of completion.
School infrastructure and developing transport connections are factors to consider when assessing property in Zayed City. They do not demonstrate capital growth or rental yields. An investment decision requires checks on the individual property's price, ownership costs and comparable listings.
