About Al Marjan Island
Al Marjan Island: waterfront property in Ras Al Khaimah
Al Marjan Island is a man-made archipelago in Ras Al Khaimah comprising Breeze Island, Treasure Island, Dream Island and View Island. It is being developed as a coastal destination combining hotels, residential buildings, restaurants and leisure spaces. It is neither a separate city nor a single development: property characteristics vary between islands and buildings.
Homes and the built environment
The archipelago offers apartments, hotel-linked residences and other waterfront property types. New developments may feature different layouts, furnishing packages and communal facilities. Beach access, swimming pools, serviced accommodation and hotel amenities must be checked against the terms of the individual property. Sea views depend on the unit’s orientation, floor level and neighbouring plots. Ras Al Khaimah’s official tourism website identifies operating resorts, beaches and promenades on the archipelago. However, facilities advertised for new residential schemes should not be treated as operational before they have been delivered.
Transport, amenities and leisure
Road access links the islands to mainland Ras Al Khaimah and the wider road network. Walking routes, cycling and running paths, hotel restaurants and leisure spaces form part of the existing island environment. Access to everyday shops, healthcare and schools should be assessed from the particular building rather than assumed from a destination map. For permanent residence, it is sensible to review routes to the mainland, opening hours of nearby services and the need for a car. A promenade or nearby beach does not establish a right to free or direct beach access from every apartment.
What buyers and investors should verify
For off-plan purchases, check the project’s legal status, instalment schedule, contractual handover date and exact specification of the amenities. For completed property, review actual service charges, building management, occupancy rules and rental permissions. Where a hotel operator is involved, examine the management agreement and allocation of operating costs. Investment analysis should use comparable completed transactions and verified rental evidence for the relevant development. The island’s resort positioning does not establish consistent occupancy or capital growth. Al Marjan Island’s defining feature is its coastal setting; suitability for full-time living or investment remains property-specific.
